About
Hi, I'm Olivia Ortiz.
15 years in hospitality. From the front desk, to general manager, to revenue strategy. Operator-built — not theory-built.
"I've grown in hospitality by understanding people, not just numbers — where revenue, operations, guests, and the dreams behind every stay come together."

I'm Olivia. I started in hospitality the way you actually learn it: at the front desk. Checking guests in. Answering the calls. Watching what made people return, and what made them quietly never come back.
From there I became a manager. I did everything a small-property manager actually does: attending guests, sending the emails, coordinating the team, playing therapist for both the guests and the staff. And at the end of long days — exhausted — I'd sit down to look at revenue. The OTAs. The pricing. The mix. I'd run the analysis, change the strategy or hold it, and watch occupancy and ADR move. That's where I fell in love with the discipline.
I was doing revenue management before I knew it had a name. Reading the market, optimizing the OTAs, being deliberate about positioning — that was already the work. I just didn't know yet that it was a profession with its own title.
I don't come from a chain that pampers its staff and shields them from the realities of operating a property. I came up from zero — from the floor, from the lobby, from the late nights — which is exactly why my revenue work plugs into everything: reviews, the physical details of the property, the guest experience, the team. It's all one thing. It all moves the number.
When I got tired of running operations, I went all in on what I'd always loved most. I like reading reviews. I like visiting properties. I like noticing the small details — because those details are revenue. Everything influences the rate.
Faro is the practice I wished existed when I was running properties myself. Senior thinking, applied consistently, by someone who has actually done the job.
What I do
The work, concretely.
- Develop and refine the OTA ranking strategy so each property stays visible and competitive as the channels keep changing.
- Analyze property performance, market trends, and guest behavior to find concrete revenue opportunities.
- Build and execute the revenue strategy — occupancy, ADR, and RevPAR moving together, not in isolation.
- Audit hotel and rental profiles across Booking, Airbnb, Expedia, and Trivago so content is accurate, complete, and optimized.
- Monitor competitor pricing, availability, and demand signals — and recommend pricing moves and promotions accordingly.
- Align revenue strategy with sales, marketing, and operations so the property pulls in the same direction.
